Building Management
We ensure that the properties comply with legal and administrative requirements.

Technical Management
We care for keeping the quality of your properties at the appropriate level, mainly:

  • By entering into contractors’ and service suppliers’ contracts with particular attention paid to the price’-quality factors
  • By controlling the performance by qualified persons or organisations
  • By keeping track of tenants’ complaints
  • By keeping an eye on what the occupiers are doing or not doing.

Lease Management
We ensure that the tenants respect their obligations as specified in the lease agreements, for example:

  • Issuance of bank guarantees
  • Evidence of adequate insurance policies
  • Organisation of schedules of conditions
  • Indexation of rents
  • Adequate provisions for service charges
  • Participation in the tax burdens
  • Follow-up of lease break and end dates
  • The organisation of schedules of dilapidations
  • Suggesting appropriate wording for lease agreements.

Staff
Our team is experienced in the management of all types of properties, with the exception of purely residential buildings. We have a strong track record in:

  • Office buildings and parks
  • Commercial buildings and shopping centres
  • Industrial buildings and storage areas

We have a wide geographical spread and our current portfolio under management is spread over the whole country. Neither distance nor language are constraints to our service.

Financial management
We issue all legal documents and follow them up, mainly:

  • By issuing all demands for rents, insurance premiums and tax reimbursements. Following up the payments of rents and taxes by the tenants on landlords’ bank accounts;
  • By issuing invoices for the provision of service charges in separate bank accounts under the name of King Sturge Management and following up payments by tenants;
  • By preparing and following all steps necessary for the recuperation of VAT applied on service charges;
  • By preparing and invoicing the actual yearly apportioned service charges in compliance with the lease agreements, legal requirements and commonly accepted practices.

Co-ownership management
We care for the management of co-ownerships, mainly by:

  • Daily management of common parts;
  • Organising the assemblies of the co-owners;
  • Keeping the accounts of the co-ownership.
